Three months to report defects

PURCHASERS OF scheme units from the National Housing Trust have three months in which to report any defects to the housing agency, from the time of handover.

Any faults identified outside of that period becomes the responsibility of the mortgagor or homeowner, the agency says.

And, any identified defects must be recorded on an inspection certificate provided by the NHT, which is then used as the basis on which compensation for faults are paid.

"Mortgagors are encouraged not to undertake major extensions or alterations to the property until after the defects liability period," said the Trust. "This is to ensure eligibility for compensation under the three months defects liability agreement."

Any defects that develop in the unit as a result of the mortgagors own action are not covered under the agreement.
